We think of our business as a profession. The rigors of becoming a licensed appraiser have increased more than ever in the past. In our field, as with any profession, we are bound by ethical considerations.

We have a lot of responsibilities as appraisers but first and foremost we answer to our clients. Normally, for a regular residential appraisal, the appraiser's client is the lender ordering the appraisal. Appraisers are required to only disclosing information to their clients, and as a homeowner, if you want to obtain a copy of an appraisal report, you generally have to get it through your lender. Other responsibilities also include, accurate figures appropriate to the nature of the assignment, acquiring and keeping an adequate level of competency and education, and the appraiser must conduct him or herself as a professional. Appraisers will often need to consider the interests of third parties, including homeowners, buyers and sellers, or others.
